DEFINITION:
It provides a comprehensive Due Diligence document which describes the current environmental condition of a parcel of property. |

FUNCTIONS:
To indicate whether a parcel of property has been negatively impacted by current or previous on-site or off-site environmental problems. |
To protect the bank or buyer from liability from environmental problems associated with current or previous impacting activities.
To help the client determine whether the value of the property has been affected by current or previous impacting activities.
To help the client conduct Due Diligence and make an informed decision concerning purchase or investment in a parcel of property.

SCOPE OF WORK:
Site Visit.
Title Search (50-year chain of title).
Review of site history including interviews with former land owners or others familiar with the property.
Review of historical aerial photographs.
Review of Agency Records.
Preparation of a Report. |
PROPERTIES FOR WHICH ENVIRONMENTAL ASSESSMENT SHOULD BE CONDUCTED:
Parcels with On-Site Gas Stations, Auto Dealerships, Auto Repair and Paint & Body Shops or Auto Salvage Yards.
Properties which are adjacent to, or in close proximity to, Parcels with On-Site Gas Stations, Auto Dealerships, Auto Repair and Paint & Body Shops or Auto Salvage Yards.
Shopping Centers. The major concern of a shopping center is the potential for impacted by dry cleaner solvent discharges. Also, shopping center out-parcels are often occupied by gas stations.
Parcels adjacent to or in close proximity to shopping centers.
Agricultural Areas, especially those associated with cultivation or on-site maintenance. These include crop farms, flower farms, citrus groves, orchards, etc.
Golf Courses.
Marinas and Boatyards.
Boat Manufacturing.
Undeveloped Land.
Parcels in Manufacturing and Industrial Areas.
